Relocating Employees When Housing Costs and Mortgage Rates Won't Budge

Written by Amy Jones | Nov 3, 2026, 8:00:31 PM

Most relocation budgets are built on last year's assumptions. The housing market didn't get the memo.

Mortgage rates remain stubbornly high, home prices haven't cooled, and many homeowners are holding tight to the low rates they locked in years ago. For HR and talent leaders, that means the offer can be right, the role can be right, and the move can still stall on one question: Where am I going to live, and can I afford it?

Is your relocation program ready for today's housing market? Find out with the Housing Readiness Checklist for HR.

Where Relocations Start to Stall

Housing pressure rarely shows up as a line item. It shows up as friction:

  • Hesitation after the offer. Candidates say yes, then go quiet once they run the numbers on a new mortgage.
  • Declined moves. Top performers pass on internal opportunities rather than give up a low rate.
  • Delayed start dates. Employees extend temporary housing while they search an unfamiliar market.
  • Budget creep. Allowances set a year ago no longer cover the real cost of the move.

It's not a logistics problem. It's a confidence problem, and it lands squarely on HR.

What You Can Do About It

You can't control mortgage rates. You can control how prepared your employees are to face them.

  1. Re-check budgets against today's market. Make sure benefit levels reflect what housing actually costs in your top destinations.
  2. Talk about housing earlier. Bring it into the offer conversation, not after acceptance.
  3. Offer flexibility where it counts. Consider temporary housing extensions, rent-versus-buy guidance or more freedom in how benefits are used.
  4. Give employees real expertise. Connect them with agents and lenders who understand relocation.
